When submitting a rental application, the landlord could charge an application screening fee. This fee is an out of pocket expense for landlords and checks prospective tenant’s personal references and credit reports. This fee cannot be more than $49.50 and the landlord must give the tenant a receipt of the expenses for this process. Any unused money may be returned back to the tenant, for example if a landlord does not check a tenant’s references.
